INVESTMENT PROPERTIES

Stuart Melzack can email you a list of Investment Properties on a daily basis (weekdays). However we must point out that in most cases the properties listed will be properties upon which we are not retained.

In these cases Stuart Melzack is entitled to look to you, or your company for the payment of our fees in the event of you, your associates, your company or any associated company entering into a contract to purchase any property included within any list that we may send to you.*

In such event Stuart Melzack's fees will be 2% of the agreed purchase price. Such fees becoming payable upon exchange of contracts.

*In the event of our introducing property to you, where Heads of Terms are agreed between the parties, then should you:

i)  choose, for whatever reason,** not proceed with the transaction at any time thereafter
ii) fail to provide proof of the ability to purchase, at any time thereafter

Stuart Melzack shall be entitled to charge an abortive fee to cover costs, time and energy expended on the matter. Such fee will be charged at a rate of £1,000 per month from the date of the introduction, to a maximum fee of £3,000 or the fee that would have become payable if the transaction had proceeded, whichever the smaller, subject to a minimum fee of £1,000 + VAT and disbursements.

In the case of an individual we shall need to see and copy, to keep on file, a combination of:

* Full Passport or National Identity Card and Full Driving Licence
* Full Passport or Full Driving Licence and Recent Bank Statement or Utility Bill
* Full Passport or National Identity Card and Recent Bank Statement or Utility Bill

In the case of a Company we shall need to see and copy, to keep on file, the original Company Registration certificate together with, in respect of two directors of the company, a combination of:

* Full Passport or National Identity Card and Full Driving Licence
* Full Passport or Full Driving Licence and Recent Bank Statement or Utility Bill
* Full Passport or National Identity Card and Recent Bank Statement or Utility Bill
