By choosing this service we will (subject to an initial telephone discussion with you):

1) Visit your property and look at the location and characteristics of your property and their effect on rental value.
2) Review the terms of the lease in relation to the clauses and assumptions that must be made for the purposes of the rent review, some of which require taking into account a set of artificial circumstances to arrive at a rental value.
3) Review the state of the commercial property market as a whole and apply our knowledge of evidence of lettings or rent reviews of properties that are comparable to yours in the immediate locality.

The time table for the service of notices and counter notices and the machinery for dealing with resolution should negotiations break down must also be carefully considered as a failure to act in time may result in a rent that is only initially a proposal becoming binding.

Our charges for this service are 7.5% of the one years annual rental following the conclusion of your rent review negotiations +VAT (Minimum charge £1,000 + VAT). Payment is due immediately upon the conclusion of negotiations.
